 House Rental in Kefalonia - EOT Requirements

How to build property according to EOT regulations and requirements:

Types of rental property

Studio (the EOT license applies to the whole house / complex)
Must accommodate 2-3 persons, minimum of 40m² total space with a minimum of 2,80m² bathroom

Apartment (the EOT license applies to the whole house / complex)

Minimum size of 60m²
Minimum 2 rooms including living room and kitchen with cooker hob
Minimum 1 bedroom and 1 bathroom of at least 2,80m²
Houses (the house has to be constructed on owned land or shared plot, all properties involved must apply for an EOT license).

Minimum size of 75m² with 3 rooms, each additional room has to have a minimum size of 15m²

  • Living room, kitchen with cooker hob
  • Minimum 1 bedroom and 1 bathroom of at least 2,80m²
  • If the house is more than 75m² it is required to have an additional bathroom

In addition to the features listed above, ALL properties mentioned must have the following equipment:

  • settees/ sofas, armchairs and small tables in the living room
  • Dining table and chairs
  • If the kitchen is in the living area (open space plan), an extractor unit is mandatory
  • Kitchens must have a refrigerator, 2 cooking rings (electric or gas)
  • All bedrooms must have wardrobes of 1,50m x 0,60m
  • Bathroom fixtures must be of high quality, the room has to be tiled to a minimum height of 1,20m, shaver points available
  • Toilets must have water cisterns
  • minimum of one shower
  • Hot water must be available in all wet areas

Properties to accommodate 4 or more people must be equipped with:

  • Kitchen with an oven
  • Bedrooms can sleep a maximum of 4 people
  • Beds for one person 1,00 - 2,00m, beds for two 1,40 - 2,00m - built in beds are allowed
  • Bed side cabinets
  • Toilet with seat
  • Chairs (depend on size of room)
  • Terrace furniture must be metal, wood or stone built
  • Sockets must be available in every room

Properties for more than 10 people must be equipped with:

  1. At least 1 room for people with disabilities (Disabled facilities must be provided, toilets, taps etc. bedrooms, floor space etc)
  2. Houses of more than 1 floor must have an internal staircase
  3. Interior doors must have a minimum of 0,80m openings
  4. Dirty linen bin

Villa

  • Sleeps a maximum of 10 people, including the hired help
  • Minimum of 100m² of living space, with any room a minimum of 25m²
  • Minimum 1 living room with settees/ sofas, armchairs and small tables
  • Minimum 1 kitchen with refrigerator, 2 cooking rings (electric or gas) - Dining table and chairs
  • 1-2 bedrooms (maximum number of people is 2 for each bedroom)
  • 1 bathroom of minimum 4m²
  • For more than 2 bedrooms, it is required to have 2 bath or shower rooms
  • 1 separate toilet
  • Wet areas tiled to a height of 1,20m and shaver points in bathrooms
  • Separate storage room
  • an additional shower/bath room for hired help
  • Utility/laundry room
  • One telephone line with 2 telephones minimum
  • Garage / car port for at least 1 car
  • Fully landscaped grounds with exterior lighting
  • Gardens must be fenced and planted with a variety of flowers and trees.
  • Garden furniture for the terraces and/or pergolas
  • Optional extras: sports room, bath house, central heating, swimming pool (which has to meet set regulations and standards, e.g. depth markings and warning signs and if its depth is more than 1,60m a lifeguard has to be on duty)

Villas for more than 4 people must be equipped with:

  • Kitchen with an oven (electric or gas) and fully fitted with all necessary facilities, fridge, cooker, toaster, mixer and coffee machine
  • Bedrooms sleep a maximum of 4 people
  • Beds for one person 1,00 - 2,00m, beds for two people 1,4 - 2,00m - built in beds are allowed
  • Bed side cabinets
  • Wardrobes of 1,5 x 0,6m with 4 drawers in each room
  • Toilet with seat
  • Chairs (depend on size of room)
  • Terrace furniture must be metal, wood or stone built
  • Sockets must be provided in every room
  • 1 Color-TV and music centre.

Some things to be aware of before you build a home for future rental in Kefalonia:

  • Make sure the plot is suitable to avoid future problems
  • Make sure the construction conforms to the plans and the building permit specifications
  • Apply for the EOT license as early as possible since there is quite a bit of paper work involved
